Terms and conditions.

The agreement between you and the park: reservations, payment, how a monthly term runs, and what is expected of everyone on the property.

Read this before you arrive.

These terms apply to every stay at The Paddock RV Park, 4349 CR 292, Early, Texas, and to the use of this website. By reserving a site, paying for a stay or occupying a site, you agree to them on behalf of everyone in your party. Where these terms and something said on the phone disagree, the written terms govern unless we confirm the change to you in writing.

Reservations.

We have no online booking system. Sites are reserved by phone or email only, and a reservation is confirmed when we tell you it is, not when you send the request. We will ask for your name, contact details, the make and length of your rig, your arrival date, the number of people staying and details of any pets and vehicles.

We reserve specific sites at our discretion and may move you to a comparable site if the park needs it, for maintenance or for a better fit for your rig.

The park is under construction and taking reservations ahead of opening. Where a stay is booked before the park opens, we will contact you if the opening date moves and you may cancel for a full refund of anything paid.

Rates and payment.

Current rates are shown on our rates page and are subject to change without notice. The rate quoted when your reservation is confirmed is the rate you pay for that term.

We accept Square, credit or debit card, cash or money order. Card payments carry a processing fee. Payment for a monthly term is due in advance on the same day each month. Late payment may incur a late fee and, if it stays unpaid, may end your stay.

Rates cover two people. Additional guests are charged per the rates page. Sales and local taxes are charged where they apply.

How a monthly term runs.

A month runs from your move-in date and renews on that same date each month. There is no proration, so a partial month is charged as a full month. Around ninety eight percent of our stays are monthly, and monthly guests are asked to give us notice before the next renewal date if they intend to leave. Details of the notice we ask for are in the fine print.

Electric and utilities.

Electric, water and septic connect at the post on your site. Water and septic are included in your rate. Electric is separately metered at your site and billed at the rate shown on the rates page. Readings are taken at each renewal and billed with your next payment.

Utility interruptions happen, from weather, grid faults and maintenance. We will get things back on as fast as we can, but we cannot credit or refund a stay for an interruption outside our control, and we are not responsible for damage to your equipment from a surge or an outage. A quality surge protector is your responsibility and strongly advised.

Wi-Fi, where provided, is for ordinary personal use. It is not guaranteed, not suitable for whole household streaming, and not to be used for anything unlawful.

Cancellations and refunds.

Cancellation terms, deposits and refund windows are set out on the rates page and form part of these terms. In short: tell us as early as you can and we will do right by you. Early departure part way through a paid month does not create a refund for the unused days.

Occupancy status.

The Paddock RV Park is a recreational vehicle park. A site is licensed to you for recreational use for the term agreed. Your stay does not create a lease, a tenancy or a residential landlord and tenant relationship, and no site may be used as a permanent legal residence or as a base for a business operated from the property. Sites are not sublet, assigned or shared, and the rig on the site must be the one on your reservation.

Park rules.

The park rules are part of this agreement and apply to you, everyone in your party and your visitors. They cover guests and family, pets, fires and firearms, parking, grills, site upkeep, quiet hours and more. We may update them when we need to, and the current version posted on this site is the version that applies.

Rigs and vehicles.

Every site has a sixteen by forty cover over the rig and a separate ten by twenty for a vehicle, so a rig up to forty feet sits fully under the cover. Longer rigs are accepted by arrangement, and we will place you on a site that suits the length. Your rig must be roadworthy, in sound condition, self contained and free of visible damage or leaks. We may decline a rig on arrival if it is unsafe, unsightly or does not fit the site, and no refund is owed where that happens after a stay was booked on inaccurate information.

Two vehicles per site, parked under the carport or directly in front of it, never protruding into the road. Speed limit in the park is five miles per hour. No ATVs. Nothing may be driven into the ground on your site, because electric, water and septic lines run beneath it.

Conduct and removal.

Everyone here is entitled to a quiet, safe park. Drunkenness, illegal substances, threatening or abusive behavior, theft, damage to park property and repeated breaches of the park rules are all grounds for being asked to leave.

Where we ask you to leave for conduct or non payment, no refund is owed for the remainder of the term, and we will follow whatever process Texas law requires of us. Anyone removed from the park may be refused future reservations.

Your property and your risk.

You stay at the park, and use everything in it, at your own risk. That includes the laundry, the roads and the grounds. Supervise your children and your pets at all times.

To the fullest extent Texas law allows, the park, its owners and its staff are not liable for loss, theft or damage to your rig, vehicles or belongings, or for injury, illness or death, except where caused by our own gross negligence or willful misconduct. We do not insure your property. Carry your own RV, vehicle and liability insurance, and keep it current for the length of your stay. You are responsible for damage you, your party, your visitors or your pets cause to the park or to another guest's property.

Weather here is real. Storms, hail, wind, flooding and wildfire are your responsibility to prepare for and to act on. Follow local warnings, and follow any instruction we give in an emergency.

Unpaid balances and left property.

Balances that go unpaid after we have asked for them may be referred for collection, and you may be responsible for reasonable collection costs. Property left on a site after your stay ends, once we have given you the notice Texas law requires, may be removed, stored at your expense or disposed of.

Using this website.

We try to keep everything on this site accurate, but rates, availability, amenities and event listings change, and nothing here is an offer or a guarantee of a particular site or price. Photographs are representative, and some show our sister park while this one is being finished. They will be replaced with photographs of this park as it is completed.

Events and local listings on our nearby page are gathered for convenience and are not run by us. Check with the organizer before you set out. Links to other businesses are not endorsements, and we are not responsible for the content of sites we do not control.

The text, photographs and design of this site belong to the park or are used with permission. Please do not copy them for commercial use. Personal information is handled as described in our privacy policy.

Governing law and the rest.

These terms are governed by the laws of the State of Texas, and any dispute belongs in the state or federal courts serving Brown County, Texas. If any part of these terms is held unenforceable, the rest still stands. We may update these terms, and the version posted here at the time of your stay is the version that applies. Nothing in them limits any right you have under Texas law that cannot be waived.
